   Spring is Around the Corner --- And So Are Wet Basements

Renovating or finishing a basement is an economical way to increase the living space in a home and improve its resale value. But every hom­eowner should be aware that most basements are likely to suffer from some form of moisture problem during their life.

In fact, a survey undertaken by Health Canada found that 38% of Canadian homes had indications of excessive dampness or mold. And even the most modern basements, which may remain dry for years, can suddenly become susceptible to mois­ture infiltration as settling occurs or conditions change around the home.

Jeffrey Brookfield of AmeriSpec Home Inspection Service advises that, "a thorough home inspection should investigate all accessible areas of the home, including the exterior, the slope of the earth around the house, the eavestroughing and downspouts, window wells and basement windows, vegetation close to the home, the foun­dation, joints between the foundation and patios or driveways, and the inte­rior."

Not only should a qualified inspector look for signs of active moisture in a basement, but she will assess the potential for future moisture problems.

If the potential for water leakage into a basement exists, simple, inexpensive tasks should always be completed prior to embarking on more disruptive repairs.  The first course of action should always include ensuring:

  • that the lot slopes away from the foundation
  • that all downspouts discharge at least 6 feet from the home
  • that all gutters and downspouts are clean and functional
  • that window wells are draining properly

In a new house with an unfinished basement, Brookfield always recommends that the homeowner delay finishing the basement for at least one full year to look for signs of basement leaks and to take any necessary actions. 

With some simple steps -- that any homeowner can complete -- the potential for basement leaks can be greatly reduced.
